Spacious country house with covered parking area, BBQ, storage, garden and children playground situated in a quiet village 45 km to the north from Vratsa, Bulgaria. The house is just a couple of years old. It was built and is still used as a countryside guest house. It has six bedrooms with ensuite bathrooms, two separate toilets, three terraces, big dining area with kitchenette, storage room, spacious living room and premise for the staff. The building has three floors. The ground level consists of lobby, dining room, toilet and short corridor which leads to the yard and the BBQ area. The dining area has fully equipped and ready for use kitchenette with electric cooker, dishwasher, fridge, etc. Tables, chairs and TV along with a nice built-in fireplace supplement the level of comfort in this room. From here one can enter into the storage room or take a walk through the short corridor and get to the back of the building where is the BBQ area. The corridor also provides access to the toilet situated on the ground floor. Over the solid and nicely done internal staircase you can go towards the next level of the house. Three of the six bedrooms are situated here. Each of these premises has a bathroom with shower and toilet in it. One of the rooms is a bit bigger that the other two and also has a more spacious bathroom. Over the corridor you go further up to the living room which is located halfway all bedrooms. This premise has separate terrace overlooking at the yard as well as toilet located at the bottom of the corridor. Through here you go towards the top floor where one can find the remaining three bedrooms. Each of them has different size – apartment, master bedroom, normal bedroom. The apartment and the master bedroom share a common terrace. The bathroom in the master bedroom was designed to have a bathtub but the tub was never installed although everything is ready and it is just the unit itself that is missing. The top floor also has a premise which holds a sun heating system used to provide hot water for the property. The house has central heating system which uses wooden pellets and is very effective. The premise for the staff has a separate entrance from the side of the house and consists of big living room with kitchenette, sleeping area and shower room with toilet. It is located at a subground level. The property has many other amenities to offer. At the back of the main building is the BBQ area which borders a small vineyard. The BBQ is done and decorated in traditional Bulgarian style bringing the visitors back in the days 50-60 years ago. Next to it and to the vineyard is the children playground which will be the favorite place for your children or grandchildren. Here they can play safely all day long without disturbing anyone. Further into the yard one can find several trees such as walnuts, pears, apricots, plums, apples, etc. Crossing the flower patch located to the side of the house, one goes to the parking area. It represents a spacious rectangular section with solid concrete foundation and high roof made of steel frames, wood and roof tiles. The architects of the house envisaged this area as a suitable spot where solar panels could be installed on top thus providing additional electric power to the house and further reducing the utility. This was never completed but it can be done easily if the new buyers like the idea. Next to the parking area is the storage. It is divided into two sections – open access, which is used as loading dock and covered area, which consists of one very big, wide and spacious room with direct access to the street. This part of the property provides enormous potential for further development as the premises here can be transformed into additional bedrooms, workshop, art center, etc. Just like the house itself, this building is a couple of years old, very solid and built with modern day construction materials and standards. The property is situated in the outskirts of the village not far away from wide open fields and hills. The village is very quiet and is well known among foreigners as there are already a few foreign families living here. The nearest town is about 10 km away. There one can find grocery stores, bank branch, library, post office, general store, construction material store, primary and secondary school, kindergarten, gas station, police station, restaurant, café-bars, farmer`s market, health services. That town is also the seat of the local council so it provides administrative services too as well as direct bus connections with the regional capital city Vratsa and the national capital Sofia.
