Old country house with garage and plot of land located in a quiet village in a tourist area 70 km north of Sofia, Bulgaria. The property is located in a residential area not far away from the local train stop. The house has one floor with corridor and four rooms designed to be dining room with kitchenette, bathroom and two bedrooms. The second floor is basically attic space at the moment but during the construction of the house the possibility of raising up a proper second floor was foreseen so all the necessary requirements for that already exist. The upper level can be reached over an internal solid staircase made of concrete and steel. Next to the house is the second building in the property. It holds the garage and two additional premises at the back. One was used as workshop and the other was storage area. All three premises have separate entrances as the garage can be enter both from the street and from within the yard. The house comes with a nice plot of land with area of 1400 sq.m. There are two big, massive walnut trees here providing plenty of tasty fruits and solid shade for the hot summer days. The property is not fully completed and does not have main water supply and is using temporarily electricity from the other house which belongs to the same owners. Getting the water and electricity connections done is not difficult but might take a couple of weeks. The place provides views towards the far end of the village, hills and forest as well as at the surrounding area. The local train stop is less than 5 minutes by foot from the house. The village has good road and rail links to the capital city Sofia, the seat of the local council – Mezdra and the regional capital Vratsa. There are several local trains to and from Sofia passing through the village everyday thus providing cheap transport to many locations across Bulgaria. The area where the house is situated is famous among tourists and there are several important landmarks here. This and the proximity to the regional and national capital cities raises the prices of properties in the area. Three of the most famous tourist sites are within 10 miles distance from the house. These are the Cherepish monastery (beautiful monastery located on the banks of the Iskar river, the most famous religious site in the area), the monument of mount Vola (built in honor of the sacrifice of the Bulgarian revolutionary hero Hristo Botev and his fellow comrades who died there in battle with the Ottoman army during the April National Uprising of 1876, part of the Bulgarian War for  Independence) and the natural rock phenomenon called „Ritlite“ - a spectacular rock formation located just outside the village. There are also many other interesting places within half an hour drive away from here. These are caves and waterfalls, ecotrails, another big monastery, sites for rock climbing, fishing and hunting. The village is within the limits of the Vratsa Mountain National park and the beautiful nature around along with the picturesque river gorge attract tens of thousand of tourists every year. One of the biggest caves in Bulgaria – the Ledenika cave, is also about half an hour away from here. Near it is the local ski track where in the winter days you can enjoy skiing. There are aqua park and famous restaurant about 20 km down the road too. The main road which passes through the village goes to Sofia and it usually takes about an hour to take the distance from the capital city to the property. If you travel by train it takes about 90 minutes. The village has post office, mayor`s office, two small grocery stores and cafe-bar which are all situated on the other bank of the river and it will take a 10 minute walk to reach them. The river Iskar passes through the area splitting the settlement in two sections. Along its banks many can enjoy fishing all year round. An old rural property with nice location and great potential for further development at a fair price.
