Old country house with garage, barn and plot of land located near the center of a small village 35 km away from the City of Vratsa, Bulgaria. The property is in overall good condition but it still requires some renovation in order to be brought back to modern day living standards. The main building has two floors with separate entrances. The ground floor can be accessed through a door at the back side of the house. Here one can find a spacious sunroom (overlooking at the backyard, the garage, barn and the surrounding area), wide corridor with kitchen area, living room, basement and old bathroom. The second floor can be accessed through a separate entrance located at the front side of the house. After climbing a short staircase and passing through a small balcony, one enters the second floor where a corridor connects three premises – living room, master bedroom and second, smaller bedroom. Outside, the yard is divided in four different sections. The front yard is located at the front and around the side of the house. It was an area where flowers were being planted previously but now is mostly covered with grass. The second section of land is located at the back of the house. This area is the vegetable garden and is still used by the neighbors. They produce here potatoes, tomatoes and onions in exchange for keeping an eye on the property and clearing the grass and bushes a couple of times every year. The third piece of land holds the barn and was used as outside storage area and place where the animals used to live before. The barn has two floors with the second level being accessed over a short, steal-made staircase. The upper floor was used as covered storage area for fire wood, construction materials and food for the animals. The ground level was used as shelter for the animals. Currently the whole building is cleared, clean and empty. The second level can still be used as storage area while the ground floor can be converted into second garage, additional storage and/or workshop. Not far away from here is the garage and behind the barn is the last, fourth section of land. In different times it was used for different purposes – area for the animals, storage, second vegetable garden, etc. Currently it is empty and there are only a couple of bushes in it. The property is located not far away from the center of the village where one can find the local bus stop and a small grocery shop which also serves as a café-bar.  The property is on the main street but nevertheless it is very quiet as the village is relatively small and there is not much traffic at all. There is a small stream passing by not far away from the house. The post office and the mayor`s office are about five minutes away by foot from here.  The nearest town is about 15 km away. There one can find several shops e.g. grocery stores, clothing shop, construction material store, general store, a couple of bars and coffee shops, restaurants, etc. The town is also the seat of the local council so it offers as well administrative services, two gas stations, police station, kindergarten, school, train station. Trains to and from Sofia stop at this station and it takes a little over two hours to reach Sofia from here via train. Travelling by car takes roughly the same time depending on the traffic. There are two big cities within 30-35 km distance from the property. A couple of dams in the area as well as one big river provide nice conditions for fishing and camping. Old rural house with land, outbuildings, nice location and lots of potential at a low price.
