Old country house with small garden situated in the center of a village 30 km away from Vratsa, Bulgaria. The property served many purposes in the past. Initially it was a small restaurant and cafe-bar. After that it was turned into a pharmacy and until a decade ago it served as part of the village`s health center. During the days when the building was restaurant, bar and pharmacy, the owners used the second floor for living and the ground level was used as premises hosting the business. When they left the village in the 1970`s, the house  was purchased by the local council and became part of the former health center which was taking care of the local community and the people living in a few near villages. With the decline in the number of population in the 1990`s, the local council shut down the health center and sold the house to its current owners. They had plans to open a shop and restore the bar but this plan changed and now the place is up for sale. It is a very solid building dating back to the late 1930`s. The first owner of the place was one of the richest men in the village. He had lots of land and cattle, his own vineyards and the majority of the products served in his bar and restaurant were from his own land. The house has deep stone foundations getting 2 meters below the ground level and with additional ½  a meter above the ground. The ground floor consists of two very big premises with separate entrances. They are connected through a spacious corridor at the back which provides access to the basement and to the bathroom. The second floor has separate entrance located to the side of the house which connects all levels of the building. Over the solid internal staricase made of carved and nicely polished stone blocks, one can get from the basement to the second floor and the attic. The upper level like the rest of the building was part of the health center and provides three premises, corridor and bathroom. Two of the rooms here are big and quite spacious. The third was a storage and therefore is smaller. The bathroom is divided so the toilet and the shower can be used separately. The basement situated beneath the house is very big and was designed to be used as bomb shelter. If renovated it can be turned into a great native style tavern – a nice and cool place where one can spend the hot summer days. The house is located in the exact center of the village just meters away from shops, the post office, the mayor`s office, library, cafe-bar and park. There is also an old playground literally meters away from the property. The house has a small flower garden located at the side of the building. One can access the property from the park by foot or from the street passing next to the house. There is public parking here which can be used by the owners or by any visitor. The location of the property and its features allow the place to be turned into a small family business such as restaurant, bar, hotel or hostel. The rest of the health center is currently out of use and if a good price is offered it can be acquired from the local council thus increasing the living area and providing more space on both floors as well as an internal garage. Cheap old rural property with lots of potential for business development.
